Strand Holdings (1997) Limited, trading as Onetangi Beachfront Apartments Terms and Conditions General Terms and Conditions.
1. Booking Confirmation
By making a reservation with Strand Holdings (1997) Limited, trading as Beachfront on Waiheke and formerly Onetangi Beachfront Apartments (“the Property”), you confirm that you have read, understood, and agree to abide by these Terms and Conditions.
2. Reservation Requirements
Guests must be at least 18 years old to make a reservation.
Valid government-issued photo identification is required at check-in.
3. Payment
A deposit equivalent to one night’s accommodation is payable at the time of booking.
The balance is due at least 48 hours prior to check-in.
Payments are processed via our website (www.waihekeisland.co.nz) using the credit card provided, unless other arrangements have been made.
Early payment by direct credit is welcome; bank details will be provided on your invoice.
Reservations without timely payment may be cancelled.
4. Check-In and Check-Out
Standard check-in is from 2:00 PM.
Early check-in from 1:00 PM is complimentary if available.
Early check-in from 12:00 PM may be available for a $40 fee.
Standard check-out is 10:00 AM.
Late check-out until 11:00 AM is complimentary if available.
Late check-out until 12:00 PM may be available for a $40 fee.
Luggage storage may be arranged by prior request.
5. Additional Persons & Bedding
Extra Guests
One-Bedroom Apartments include one queen bed (sleeps 2 people).
Two-Bedroom Apartments include one double and one queen bed (sleeps 4 people).
Additional guests beyond these numbers are $20 NZD per person, per night, up to the maximum room capacity.
Infants under 2 years stay free when using existing bedding.
Extra Bedding Costs
Sofa bed setup: $40 one-time fee.
Split king bed: $40 one-time fee.
6. Pets
The property is intended to be a retreat for our guests. If you have a quiet well trained pet dog you can contact us to confirm whether it would be suitable for your pet to stay. Conditions apply.
Fees: $50 per dog per stay for additional cleaning, plus a $200 refundable pet bond (subject to inspection).
7. Discounts
Special offers and discounts are published on our website and may vary by season.
Discounts are not available during public holiday weekends or peak season.
Accommodation Rules
1. Occupancy Limits
The maximum occupancy per apartment is specified at the time of booking.
Exceeding this limit without approval may result in additional charges or eviction.
2. Noise and Disturbance
Quiet hours are from 10:00 PM – 8:00 AM.
Guests are asked to respect fellow residents and keep noise to a minimum at all times.
3. Security
Guests are responsible for securing their belongings.
The Property accepts no liability for lost or stolen items.
4. Parking
Onsite parking is available.
The Property is not liable for any theft of, or damage to, vehicles or contents.
5. Damages & Additional Charges
Guests are responsible for any loss, damage, or excessive cleaning required during their stay. Charges may include (but are not limited to):
Additional cleaning: from $30 for dirty dishes.
Professional cleaning for smoke or strong cooking odours (no cooking of shellfish or curries permitted): one night’s accommodation charge.
Call-outs for noise control: $150 per incident.
Replacement of broken or missing items at cost.
By booking, you authorise the Property to charge your card on file or issue an invoice. Unpaid invoices will incur interest at 1% per day after the due date.
6. Smoking
The property and all apartments, balconies, and patios are strictly smoke-free.
7. Visitors
No visitors are permitted after 9:00 PM.
Use of sofa beds is only permitted if included in the booking.
No pets allowed on site unless pre-approved.
Refunds & Cancellations
1. Peak Season (25 December – 10 January)
Cancellations within 7 days of arrival: non-refundable, full stay charged.
2. Other Seasons
Cancellations made 14 days or more before arrival: $50 cancellation fee per apartment, $250 for the Main Residence.
Cancellations made 14 days to 48 hours before arrival: charged one night’s accommodation per apartment.
Cancellations within 48 hours of arrival, or “no shows”: non-refundable, full stay charged.
3. Early Departure
No refunds are given for early departures or unused nights.
4. Refund Processing
Refunds are processed to the original payment method within 14 business days.
Bank processing times may vary.
5. Force Majeure
The Property is not liable for events beyond its reasonable control (including but not limited to natural disasters, pandemics, power outages, transport disruptions, or acts of terrorism). In such cases, refunds or credits may be offered at the Property’s discretion.
Liability & Agreement
Guests use the Property, facilities, and surrounding environment at their own risk.
To the fullest extent permitted by law, the Property accepts no liability for injury, loss, or damage to guests or their belongings.
